Yes. We welcome and compensate cooperating buyer brokers. Complete our electronic Broker Participation Agreement at least 48 hours before the auction.

Can I represent a seller who's considering auction?

Absolutely. We regularly partner with listing brokers. Your commission agreement with your client stays intact — we run the auction and marketing, you stay in the client relationship.

Is broker representation required for buyers?

No. Buyers can register and bid directly. We do encourage buyers already working with an agent to have that agent register with us so the broker is properly compensated.

How do I register as a buyer's broker?

Complete our electronic Broker Participation Agreement. A PDF version of the same agreement is available on that page if you prefer to sign on paper and email it back to us.

Does Pasker Auctions pay a buyer-broker commission?

Yes. The cooperating broker commission is 25% of the 10% Buyer's Premium, paid by the buyer at closing, only if your registered client is the successful bidder who closes.

When do I need to register my buyer?

The Broker Participation Agreement must be received at least 48 hours before the auction, AND you must attend the auction with your client. Otherwise the commission is reduced to 1% of the hammer (high bid) price.

Can my client submit a pre-auction offer?

Yes. We present every pre-auction offer to the seller. If the seller accepts, your client contracts before auction day and your broker relationship is preserved.

Auction produces a defined sale date, concentrated marketing, and open competition — a strong fit for distinctive properties, estates on a timeline, or homes that have been slow to move. You keep your listing relationship; we run the sale.

Professional media, HiBid syndication, targeted digital and social advertising, direct mail, broker outreach, MLS when appropriate, on-site signage, and email to our buyer database.

Yes. Most of our auction properties are cross-listed in the appropriate MLS during the marketing period, with clear language identifying the sale format.

How do buyers complete due diligence?

Each auction page includes a document package — disclosures, title, surveys, taxes, inspection reports where available. Encourage your client to review everything and inspect during a preview date.

What auction formats do you offer?

Online-timed auctions on HiBid, live in-person auctions, and live simulcast auctions with online bidding. Format is selected per property.

Depending on the property, bidders may be required to provide ID, proof of funds, financing verification, or a refundable bidder deposit before their registration is approved.
